Vinayak 21 Acres is the kind of project where the headline numbers are easy to find and the details are easy to get wrong. This guide puts the facts from the official pre-launch brochure and the developer's disclosures in one place so you can compare, shortlist and ask the right questions on your site visit.

The project in one paragraph
Vinayak 21 Acres is an integrated residential township by Vinayak Group at Hatishala, off New Town Action Area III, Kolkata. The full masterplan envisions 10 towers and 98 villas set around a shared 3-acre Central Park. It is being sold in phases: Towers 2A, 2B and 2C for 2 and 3 BHK apartments, and a first villa phase of 51 independent villas — 14 Avira (3 BHK + servant quarter) and 37 Azure (4 BHK + servant quarter). The Infosys New Town campus is 400 metres away and a 6-lane highway is 200 metres from the gate.
Is it really 21 acres?
No — and the developer says so. The brochure's own disclaimer states that the project name "Vinayak 21 Acres" does not represent the actual land area of the project or any phase. The township sits on an 18.9-acre parcel. Treat "21 Acres" as a brand name. Any listing that says the project is "spread across 21 acres" is repeating the name, not a measurement.

Configurations & price list
Apartments come in 2 BHK and three 3 BHK finish tiers — Smart, Comfort and Luxury. Each of Towers 2A, 2B and 2C has eight unit types (A to H). All prices are all-inclusive (see below for what that means).

One optional upgrade is listed on the official price list: Daikin VRV air-conditioning at ₹420 per sq.ft. for apartments. Parking is charged separately.
Unit areas: carpet, BUA and SBUA
The brochure publishes carpet, balcony, built-up (BUA) and super built-up (SBUA) areas for every unit type, and it publishes two figures for most of them — "Odd" and "Even". That is not a discrepancy: alternating floors get a wider or narrower sky terrace, so the balcony, BUA and SBUA differ slightly between odd- and even-numbered floors.
Tower 2C differs from 2A and 2B: it has no 2 BHK units, and its Luxury units are the largest in the launch — Type A runs to 1,511-1,531 sq.ft. SBUA. The full tower-by-tower tables are on our floor plans page.
Villas: Avira & Azure
Both villa types are G+2 with a servant quarter and two dedicated parking spaces, and both share the township's Central Park, clubhouses and 24x7 security.
Villa interiors carry Italian marble flooring, wooden flooring in the master bedroom, VRV air-conditioning and an EV-charging provision. See the villas page for renders and the villa master plan.
RERA, IGBC and possession
Two wording points matter here. First, the green rating is a precertification (October 2025), valid for three years pending six-monthly progress updates through final certification — it is not a final "IGBC Platinum Certified" award. Second, the project is developed under the Vinayak Group brand; the registered promoter entity for each phase is the one listed against that phase's RERA number on the WBRERA portal, which is where you should confirm it.
Ask the sales desk which RERA registration legally covers the specific tower and unit you are booking. The brochure's floor plans are for Towers 2A, 2B and 2C, and phase-to-tower mapping should be confirmed in writing before you sign.
What "all-inclusive" covers
The quoted price bundles every fixed component into one figure — unit charges, electrical connection and deposit (EC&D), generator backup, legal charges, club membership, association charges, deposits and applicable GST. The only amounts added afterwards are statutory charges (stamp duty and registration) and optional upgrades such as air-conditioning and parking.
A typical booking runs: site visit and unit selection → application form and booking amount → allotment letter and Agreement for Sale → payments as per the construction-linked or possession-linked plan → registration and handover at possession.
